According to the national Association of realtors, the biggest complaint that people have with their agent, is that they don’t have communication from their agent after the listing contract is signed. This is the same comment that I hear in our local market.
As a result of the knowledge of this unmet need, I have designed my marketing plan for my sellers to include a regular communication between myself and the seller. In Southeast Manitoba, the rural real estate listings may take some time to sell. “Why is my house not selling?”is what the seller wants to know.
My weekly feedback or report to my sellers may include the following:
-the amount of hits their listing is getting on different websites
-recent comparable sales in the area
-where their listing is being advertised
-recent feedback from other agents that have shown the property
In return, I can keep up to date with sellers. I need to know when they are unavailable or gone for weekends or holidays. I need to know if they have made changes to the house.
